1. Who we are

caboone.com is run by Brandon Kesler, doing business as CABOONE Luxury Real Estate (“CABOONE”, “we”, “us”), brokered by House of Baja Realty in Cabo San Lucas, Baja California Sur, Mexico. By using the site you agree to these terms. If you don't agree, please don't use it.

2. Listing information

• Listing details, photos, measurements, fees and prices come from sellers, developers and the MLS. They are deemed reliable but not guaranteed. Check anything that matters to you before you rely on it.
• Prices are in US dollars unless stated otherwise and can change, or a home can sell, at any time without notice.
• A listing on this site is an invitation to talk, not an offer to sell. Nothing is agreed until a written contract is signed by both sides.
• MLS search results include homes listed by other brokerages. We show them to help you search; the listing brokerage is responsible for its own information.

3. Owner Financing and the calculator

Owner Financing examples, terms shown on a listing and the payment calculator are illustrations only. Real terms (down payment, rate, term, security) are negotiated home by home and depend on the seller. The calculator gives a simple estimate and leaves out taxes, fees, closing costs and exchange rates. Nothing on this site is a loan offer, a credit decision or a promise of financing.

4. Not legal, tax or financial advice

Buying property in Mexico has its own rules, for example a bank trust (fideicomiso) or a Mexican company for foreign buyers near the coast, notary fees and capital gains tax. What we write on this site is general information. Get advice from a Mexican notary, lawyer, accountant or other professional for your own situation; Brandon's team can introduce you to people who do this every day.

5. Using the forms and WhatsApp

When you send a form or message us, give accurate details and only send information you're allowed to share. Don't use the site to send spam, try to break or overload it, scrape it at scale, or get into the admin area. We may block requests that look automated or abusive. How we handle what you send is explained in our Privacy Policy and Cookie Policy.

6. Content and trademarks

The CABOONE name and logo, the site design, text, photos and videos belong to CABOONE or to the people who licensed them to us, including the House of Baja Realty name and logo. You can share links and view the site for your own use. Please don't copy, republish or use them commercially without our written permission.

7. Other sites

The site links to YouTube, Instagram, Facebook, WhatsApp, OpenStreetMap and other services. We don't control them and aren't responsible for their content or how they work.

8. Liability

We work to keep the site accurate and running, but it is provided “as is”, without guarantees that it is complete, current or always available. To the extent the law allows, CABOONE, Brandon Kesler and House of Baja Realty are not liable for losses that come from using the site or relying on its information without checking it. Nothing in these terms limits rights you have under consumer protection law.

9. Governing law

These terms are governed by the laws of Mexico. Any dispute goes to the courts of Los Cabos, Baja California Sur, unless the law where you live gives you the right to go to your local courts. A signed purchase, sale or listing agreement has its own terms, and those win over these for that deal.

10. Changes

We may update these terms. The new version applies from the date at the top of this page.
